Selling a home is one of the biggest decisions you will make and I’m going to be here with you every step of the way. My goal is to achieve the highest possible sale price for your home in a timely manner, while creating an inspiring and stress-free Real Estate experience while protecting your interests.

STEP 1: Choosing the price

  • We will arrange an initial appointment with you to discuss your property highlights. This process starts with a walk through of your property. We will take notes, and discuss the features that make it unique. We can identify opportunities to improve how your property will show to potential Buyers.

    After our meeting we will research recent sales and current Active listings of similar homes in the area. We then prepare an in-depth ‘CMA’ Comparative Market Analysis based on the market trends in your neighbourhood as they relate to your property.

  • Properly pricing your home is the single most important factor when selling. Regardless of all the marketing you do, if your home is overpriced, it won't sell. If it's underpriced, with the hopes of multiple offers, you might get left with an offer lower than you are prepared to take. Pricing is part art, part science.

    The truth is, the market will determine the price of your home. Buyers will be equipped with the recent sales of comparable homes in your area, and they will determine their offer based on that data.

  • Arriving at a price involves doing a market analysis of the "comparables" in your area. This means looking at the selling price of similar homes that have sold in the last 3-6 months, as well as taking into account homes that are similar to yours that are still for sale (and hence your "current competition").

    Usually comparables will be similar to your home in square footage, age, construction type and location. We will usually reach out to the selling realtors of those properties and get feedback on their experiences to date. The price of homes that have already sold are generally the best way to determine your price and 'what the market will bare'.

Statistics show that selling your home with the assistance of a professional real estate agent will garner you a higher profit, about 13% higher, enough to cover the commission as well as put more money in your pocket.

STEP 2: Make buyers fall in love

  • Cramped and cluttered rooms turn buyers off and make your house look smaller. A home packed with your personal belongings also makes it difficult for others to envision living there. Start by storing away excess furniture, toys, personal decorations and family photos. Pack up things you don't use on a daily basis, and put them in storage or ask a friend to hold onto them. De-cluttering your house also gives you a head start on your move.

  • Cleanliness implies a home has been well taken care of, so deep cleaning can win points with buyers. Buyers scrutinize homes, especially kitchens and bathrooms. Recaulk and repaint to give these rooms a fresh and clean look. Clean rugs and carpets to eliminate unsightly stains or dinginess and eliminate odors. Tidy each room, including cabinets, closets and the garage, before showing. And if it seems daunting to do all that cleaning yourself, consider hiring a professional cleaning company to take care of all of it for you. Studies show that for every dollar invested in upgrading a property results in a two dollar value in the final sale.

  • As a former owner of a staging business, I will consult with you on what your home might need to show in the best light possible. Often this starts with a simple walk through. Less is more! The trick to making a home ready for sale is to create a space where buyers can imagine themselves living. The truth is that buyers often notice the furniture and accessories in a property more than the property itself! I will discuss with you how to make your space look the best it can.

STEP 3: Hang the For Sale sign

  • I tailor marketing to attract the right buyers and personally do the following:

    1) Hire and pay for one of the top real estate photographers in the city to create beautiful photos and video of your property that will be added to MLS® and our promotional materials.

    2) If necessary, hire and pay for a professional measurement company to complete an accurate and detailed square footage floor plan to be included in marketing material provided to potential buyers.

    3) List the property on the Multiple Listing Service®. This includes completing an accurate and fully executed data input form.

    4) Unless otherwise instructed by the you in writing, a copy of the basic title search will be posted to the MLS®.

    5) Optimize your property with listing campaigns and advertising.

    6) Use email to get the listing in leads’ inboxes.

    7) Host open houses and private showings.

    8) Share listing information with our expanded network of local agents.

  • Whenever I have relevant information I will reach out to you, and I will also set up a weekly phone meeting for me to give you market updates and any feedback on your home from realtors who have viewed it with clients.
